The average sale price across all property types was $619,319, with homes selling in an average of 63 days. Interestingly, the gap between the average list price ($719,890) and the average sale price suggests that while buyers remain active, they are negotiating more aggressively and focusing on value.
Breaking things down by property type, single-family homes led the way with an average sale price of $761,142, compared to an average list price of just over $804,000. Townhouses averaged $518,615 in sales, slightly below their list price, while apartments saw the narrowest spread, selling for $409,909 against a $419,071 average list price. Looking at single-family home sales by neighbourhood, Brocklehurst remained one of the more affordable areas at $614,000, while Dallas/Barnhartvale stood out at a strong $906,200. Valleyview came in lower at $518,000, while Aberdeen ($825,000) and Sahali ($757,367) reflected strong mid-to-upper market demand.
