Over the past two weeks, the Kamloops real estate market continued to show measured activity with 304 new listings and 118 properties sold. The average sale price across all property types landed at $648,693, with homes spending an average of 61 days on the market. The average list price remains notably higher at just under $698,000, indicating that pricing expectations are still ahead of where buyers are ultimately landing.
Looking at property types, single-family homes continue to lead the market with a near parity between list and sale prices—averaging $804,930 listed and $800,091 sold—signaling stable demand in this segment. Townhouses and apartments, however, reflect more significant price gaps. Townhouses sold for roughly $36,500 less than list, while apartments showed the sharpest difference, averaging over $126,000 below asking. By neighborhood, Aberdeen stood out with the highest average sale price for detached homes at $941,000, followed by Dallas/Barnhartvale at $827,283 and Sahali at $795,000, underscoring buyer preference for well-established and amenity-rich areas.
