This weekโ€™s Kamloops real estate market saw a steady flow of activity, with 368 new listings hitting the market and 102 properties sold. The average sale price across all property types came in at approximately $655,145, while the average list price was notably higher at around $707,260. Homes are currently spending an average of 45 days on the market before selling, suggesting a balanced pace between buyer interest and available inventory.

When broken down by property type, Single Family Homes stood out with an average sale price of $802,143โ€”exceeding their average list price of $775,251, indicating strong buyer demand. Townhouses, on the other hand, sold for an average of $552,013, below the average list price of $599,567. Apartments and condos showed the widest gap, with an average list price of $493,242 but an average sale price of just $343,600. Regionally, Single Family Homes in Aberdeen led the pack with an average sale price of $906,966, followed by Sahali and Barnhartvale/Dallas, both averaging in the mid-$860,000 range.
