This past week, the Kamloops market remained active with 292 new listings coming online and 145 properties successfully sold. The average sale price across all property types landed at $658,930, slightly below the average list price of $671,555, suggesting that buyers continue to have some negotiating power. Properties are spending about 60 days on the market on average, indicating a balanced pace.

Breaking it down by property type, single-family homes saw an average sale price of $774,524, coming in just under their average list price of $804,473. Townhouses averaged $571,948, while apartments sold for an average of $390,422.

Looking at single-family detached homes by neighborhood, Brocklehurst averaged $731,700, Dallas/Barnhartvale came in at $786,200, Valleyview led the pack at $889,965, while Aberdeen and Sahali averaged $727,267 and $742,500 respectively.
