The Kamloops real estate market from August 15–29 showed steady activity, with 248 new listings hitting the market and 116 properties sold. The average sale price across all property types came in at $645,973.78, while the average list price was higher at $734,986.29, suggesting some price negotiation between buyers and sellers. Homes that did sell took an average of 75 days on market, a reminder that while demand remains steady, buyers are taking their time to evaluate options.

Breaking it down by property type, single-family homes were the strongest performers, selling at an average of $750,361.17 against a list price of $766,662.48. Townhouses saw more downward pressure, with average sales of $493,906.25 compared to list prices of $558,226.09. The largest gap was seen in the apartment sector, where average list prices of $642,425.83 contrasted with average sales of just $414,387.50, highlighting significant buyer caution in this segment.
